2. All referencing forms are returned completed & signed.

At this point and ONLY AT THIS POINT will the property be removed from the market. 

Once the referencing and credit checks have been applied for, under no circumstances can we refund this fee.  Furthermore if at any point should, you withdraw your application without good reason after your credit checks and references have been applied for, we reserve the right to deduct any reasonable costs to ourselves and the landlord from the initial payment.  In the event, that in our opinion, the credit checks & references are not satisfactory, we reserve the right to withdraw our tentative offer of a tenancy, and to withhold our charges for carrying out any referencing & credit checks.

Guarantor Referencing £60.00 +VAT should a Guarantor be required and charged for each Guarantor that is referenced. 

You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.


A tenant deposit is equivalent to one month's rent plus £100 to be paid at the start of the tenancy. This is subject to referencing and credit checks. A landlord may require a higher deposit if the referencing criteria is not met.  Further details will be provided at that time.
